How to Hire a Contractor Safely on the MS Gulf Coast
Last reviewed October 22, 2026 ยท The Builders List
Hiring a contractor is the biggest transaction most homeowners make outside of buying the house itself. A little homework up front prevents most of the expensive surprises. Here is the order to do it in.
Get three written estimates
Compare pricing, scope, and timelines side by side. A price far below the others is a red flag, not a bargain. Make sure each estimate covers the same scope of work so you are comparing like for like.
Verify their license
Check the license at msboc.us โ or use our free license lookup โ and make sure it is active and matches the work needed. For small jobs under $10,000, ask for their municipal privilege license instead.
Ask for proof of insurance
General liability plus workers' compensation if they have employees. Verify the policy is current, not expired, by calling the insurer rather than reading the certificate alone.
Check our badges
๐๏ธ New Construction vs ๐ง Service & Repair tells you what they specialize in. ๐ FORTIFIED means they are trained for insurance-discount roofing. Badges are shown on every listing card in the directory.
Get a written contract
Scope of work, materials, timeline, payment schedule, and a clause requiring your written approval for any changes. A contractor who resists putting things in writing is telling you something.
Never pay more than 30% upfront
The standard deposit is 10-30%, with the balance paid on completion. Use a credit card for deposit protection where possible.
Request lien waivers on final payment
A signed lien waiver protects your property if the general contractor does not pay their subcontractors or suppliers.
Check references
Ask for recent local projects you can verify, not just online reviews. Location-tethered work matters more than generic testimonials.
